Guess which areas work best for Airbnb in Playa del Carmen?

Don’t guess.

You could spend your free hours searching the internet, which is actually a great idea. A deep search will increase your basic understanding of where each condominium listed is located. Lots of clicks and maybe as many map locations missing or incorrect.

To be clear, statistics are limited because statistical research is limited. If you find a reliable study of vacation rentals that’s current or real time, please let me know. 

I found AIRDNA (not Airbnb), however the source or method of the numbers are not stated or verified. I also found HomeToGo, same thing. I didn’t click and look inside because there were no options to reject all except essential to the function of the website. 

Airroi displayed Playa del Carmen statistics with a source of Airbnb DATA API. This site also rates worldwide top Airbnb cites. The most populated cities overwhelm the top positions, huge populations, more vacation rentals. Impressive that Playa del Carmen is #54 and Cancun #71 on the list. Playa is far less than half the population of Cancun. Tulum is #52, Tulum is another story in 2026. Playa del Carmen remains a strongest destination and most popular because it is desirable to the buyer who intends to spend time in their condominium – valuable time away from work or for winter escapes to endless summer. The basics of the premium areas:

  • “Beachfront” is ONLY with nothing between you and the sea,
  • “Seaview” is a great plus for as long as it lasts. If not beachfront. it is never guaranteed to last forever. Nor do we!
  • “Steps from the beach” is misleading, however very attractive in promoting your vacation rental,
  • “Walkable” is my preference if close to the beach. Walk 10-15 minutes at a normal pace.
  • “Easy access” may mean a drive, bike, colectivo, bus, or taxi ride to the beach, lower budget for buyer and renter,
  • “Family neighborhood” for families who require more rooms. Occupancy will be lower, so also to be enjoyed by the owner,
  • Strictly tourist area may not be the highest occupancy rate; and may present more competition.

1. Downtown “Centro” Playa del Carmen

Some advantages

  • Attractive in searches on vacation rental sites like Airbnb.
  • The famous 5th Avenue – La Quinta – is a significant attraction to visitors.
  • Walkable to shopping, dining, public transportation, the beach
  • Better tourist demand during all seasons.
  • Many layout options from studios, 1 bedroom, 2 bedrooms, plus lock-offs, and rare 3 bedroom condominiums.
  • Resale appreciation on the best condominiums in the best buildings.

Some considerations

  • Competition for rentals. Create your unique point of difference.

Coco Beach is a popular mix:

  • popular with couples
  • a walk to the beach.

It is a more residential area, greener, more orderly, and with a strong perception of safety and tranquility.

  • more often owner-occupied,
  • larger layouts, more bedrooms, higher purchase prices,
  • most areas walkable of bike rides to the beach,
  • connected directly to the downtown centro, avoiding the highway.

Be prepared for:

  • less tourist demand, lower occupancy rates,
  • less shopping and dining,
  • gated security on all 3 road access points.

4. Playacar I is beach front and steps to the beach

Playacar I is a beachfront community that is:

  • residential single-family residences and condominiums, 
  • beach front and sea views,
  • never more that 3 blocks to the beach,
  • family oriented,
  • quieter,
  • more green space, more trees,
  • often owner-occupied,
  • larger layouts, more bedrooms, premium purchase prices,
  • connected directly to the downtown centro, avoiding the highway,
  • short-mid-long-term rentals are all popular. at premium rates.

5. Playa del Carmen across the highway

This report features Playa del Carmen residential vacation rental areas. The neighborhoods “across the highway” are primarily popular as homes for long-term stays. Most will be shared by international residents. Each will offer different features, usually more limited shopping and dining, advantages, and challenges. Vacation rental occupancy rates will be very low unless the owner is a marketing savant.

Premier master-planned resort and gated communities like Mayakoba and Corasol to the north of Playa del Carmen have been attractive to the traveler who chooses resort-style residential investment.
