Beachfront location or a short walk from the beach? Which offers better profitability in Playa del Carmen?

I will offer my opinion at the beginning. I hope you read the rest anyway!

Almost everyone wants beach front. 

Beachfront properties are the premier prime properties that historically appreciate value in the Caribbean of México AND throughout the Caribbean islands. They historically maintain or exceed their value throughout decades. Importantly to understand, properties not fully beach front cannot make this claim. Beach front is much more limited, thus supply and demand rules apply. Beach front land, residential, or commercial is the prime of prime properties. 

Finding the prime off the beach will also result in appreciation over the years if the location, area, and the property are well-maintained. Appreciation cannot be promised by promotions nor prognosticators. 

Trends may be suggested by proven statistics to guide decisions. Experienced and knowledgeable brokers may offer your their opinion, however the nature of real estate investing is best realized by investigation, careful planning, attending to details, listening, and following your best instincts. 

Obviously, the hundreds of thousands of investors and buyers of real estate in the state of Quintana Roo and the Caribbean of México is one statistic that indicates an acceptance that this area of the world is an attractive investment opportunity. However, I will not fall into the trap of promising OR suggesting a percentage appraisal value increase over any period of time. 

Be careful, hire the best experience and knowledgeable broker, assess integrity, and make the smartest purchase among options that attract your interest and preferences. Then enjoy the experience.

The words describing “location” are interpreted by everyone.

  • “Beachfront” is only with nothing between you and the sea,
  • One building behind the beach property in front may be clever, but not accurate: beachside or beach view,
  • “Steps from the beach” is misleading unless literally the second row building from the beach,
  • “Walkable” is my preference if close to the beach. Walk 10-15 minutes at a normal pace.
  • “Easy access” may mean a drive, bike, colectivo, bus, or taxi ride to the beach,
  • “Near” may mean anything!

Finding an appealing area near the coast only requires some investigation and much more experience to understand area reputation and potential. Appreciation of the asset value is usually first, then visual appeal and appreciation, of course. 

When budgets include beach front for purchasing or rental. 

No surprises in popular beach front perceptions:

  • emotional appear,
  • waking up to a sea view,
  • appreciation value,
  • higher rental rate,
  • and attractive to certain future buyers.

Advantages of a beachfront property

1. Less beach front properties include you in an exclusive club
Less competition. Features quickly in internet searches. 

2. Significan visual and commercial appeal
On rental platforms, a good first impression. The photos do most of the work.

3. Higher rates
Usually the highest rental rates. Rates depend on property appearance, features, location.

4. Aspirational
The buyer wants “beachfront”. Affordability is quickly established.

5. Positioning as a premier prime property
If the building is attractive and the location is excellent, the property will sell itself.

The other side of a beachfront property

A beachfront property will typically include:

  • higher purchase price,
  • more demanding maintenance from exposure to salt air, humidity, and wind,
  • higher condo fees,
  • great expectations for appeal and appearance,
  • if a rental, more short-term higher vacation rates potential if under a business land.
  • If return on investment is essential, calculate potential renta rates and income of beach front versus interior tourist zone.

Consider:
A higher rate doesn’t always mean a better return.

Advantages of steps from the beach.

Attracting friends, business associates, renters, when:

  • potentially newer building,
  • attractive location,
  • more numerous internet searches,
  • dining, entertainment, shopping,
  • walkable to the beach,
  • affordable to more tourists,
  • less effects from direct exposure to the sea.

1. Best price-location-return on investment
Highly desirable areas without paying the beachfront premium.

2. Higher occupancy rate
Price competitive for a potentially higher occupancy rate.

3. More opportunities to create the unique difference to attract renters and impress friends
A well-located, walkable property may match more buyers’ budget if or when the time arrives to sell.

4. Lower maintenance costs versus beach front
Proximity is still attractive and desirable.
